    Located on a hilltop...

    Located on a hilltop with stunning views. The Facility is excellent, but the design feels a bit dated. I was concerned about trash on the stairs and near the entrance. It was disappointing that there was no hot water from the shower. The meals were great, especially the sashimi and fish.

    Wonderful Hotel

    It was a wonderful Hotel. The cuisine, the service, and the luxurious private Onsen—everything was perfect hospitality. I hesitated to write this Review because it felt almost too good to share; it was such a lovely two-night stay. The food, in particular, stood out above all else. Not only delicate but, above all, truly delicious—each dish conveyed the chef’s passion and desire for guests to enjoy it. Usually I get pleasantly tipsy from drink pairings with the meal, but this time my sister and I both found ourselves intoxicated by the food itself. Just when you think sashimi is more or less the same everywhere, we were told they had received excellent golden eye snapper; it was lightly seared on the skin just right with a perfect touch of salt—absolutely delicious. I could feel kindness in every single dish. It was as if you could hear how happy the ingredients were. We stayed for two nights and were filled with a refined sense of healing—of course also satisfied by the wonderful meals—and it felt as though we had stayed for about a week. Thank you very much. We will definitely visit again.

    It was the most satisfying stay yet, setting a new personal best.

    We stayed for one night on 2026/03/25. As it was the end of the fiscal year, we decided to treat ourselves to a slightly luxurious trip and chose Kaifuro—and it was absolutely the right choice!! Unfortunately, due to rainy weather, we couldn’t enjoy the view from our Room or the lobby, but we were completely satisfied with everything: the Room, the baths, the meals, and the hospitality. What stood out most was the dining. Both dinner and breakfast were elegantly seasoned, and every dish was delicious in its own way. We also enjoyed chatting with the staff member who assisted us during dinner. It was wonderful that we could reserve private use of the large public bath three times. With only four Rooms here—and each Room having a different style—we’re already talking about coming back to stay in a different Room next time. It became a truly lovely trip. Thank you very much.

    The view of Sagami B...

    The view of Sagami Bay from the large windows was truly beautiful, and I was very satisfied. The weather was changeable in early spring, so we didn’t get to see the shimmering waves, but despite being so close to Atami Station, the scenery was an unexpected delight. The “pea rice cooked in a pot” served at dinner was surprisingly delicious—unlike anything I’ve ever had before. It really captured the season, and both dinner and breakfast were excellent.

    Immerse yourself in an extraordinary escape, beautifully staged with water, glass, and light.

    From the approach from the entrance to the water balcony and down to the finest details of the Room, the entire building was filled with a unified symphony of water, glass, and light. Combined with the dramatic presence of Atami’s sea, it delivered an extraordinary escape from everyday life. I believe this is truly the result of a designer’s outstanding expertise brought together in one place. The staff were also very kind, allowing us to make full use of every Facility and fully enjoy a charm that can only be experienced here. In particular, what exceeded our expectations in hospitality was being able to have both dinner and breakfast on the water balcony, as well as receiving a birthday surprise. Thank you again. To help make this an even better Accommodation, I have listed below some points for improvement: - The indoor air conditioner is too loud during operation - Some towels still had odors - The gap between the bathroom faucet and bowl is narrow, making it difficult to wash hands - The parking area is extremely tight (the entrance is narrow) - At night, some floor lights on the water balcony are broken and flicker Next time, I would like to return in a different season. I look forward to staying with you again.

    The Ultimate Relaxation

    Above all, spending time in the Room while fully taking in the grandeur of Sagami Bay spread out before us was pure bliss. We were also impressed by the Japanese cuisine on the water balcony that truly values quality ingredients. The mixed rice was delicious, but we couldn’t finish it, so they kindly made it into rice balls for a late-night snack. We were very satisfied with breakfast the next day as well—the grilled dried fish was cooked perfectly, and the rice was expertly prepared. The private Onsen and sauna were also excellent. The staff were wonderful—polite yet friendly in their service. We will definitely return again. Thank you very much.

    We stayed here to celebrate our wedding anniversary and as a babymoon. We were finally able to visit the Onsen Accommodation we had long admired. With only a small number of Rooms, it felt very private, and we were able to enjoy relaxed time together without running into other guests. Above all, dinner and breakfast on the water balcony were wonderful. Although it was originally supposed to be dinner only, you kindly offered breakfast as well, which made us very happy. As I am pregnant and have allergies, we caused some inconvenience with meal adjustments, but thanks to your thoughtful care I was able to finish everything deliciously. Everything was outstanding, especially the dashi used in the dishes—it was truly exceptional. The small hot pot at dinner left a particularly strong impression. The Onsen was silky-smooth and warmed us up perfectly. This may be an unusual case, but we visited on a day with heavy snowfall—rare for Atami—enough for snow to accumulate. You explained that Shuttle Service would be difficult due to the snow; since it wasn’t too far from Atami Station and we wanted to make the most of it, we headed there ourselves while enjoying the snowy roads. When we arrived, despite the cold weather a staff member was waiting at the entrance and apologized for not being able to pick us up right away—we felt undeserving of such kindness. We arrived a little early, but you promptly showed us to our Room so we could check in comfortably in a warm place. From check-in through check-out, every staff member apologized for not being able to provide Shuttle Service and offered thoughtful recovery gestures; instead of feeling disappointed, it became such a wonderful stay that we almost felt sorry for receiving so much consideration. We are truly grateful for everyone’s support. As someone who also works in hospitality/service myself, I understand how challenging operations can be on snowy days—but your response genuinely impressed me. It was an Accommodation worthy of our long-held admiration. We would love to return once our child is older.

    An Art Museum to Experience

    Designed by Kengo Kuma, this Hotel offered a truly impressive experience with its beautiful design, stunning views, and numerous surprises. Despite staying during a three-day holiday weekend, we were grateful for the calm and peaceful atmosphere without any crowds or noise. Although strong winds caused water droplets on the window glass, it was a reminder of nature's power. The delicious meals and the private use of the large bath were also very enjoyable. Next time we stay, we would love to try breakfast at the Water Balcony and dinner at Rakuseian.

    It was a relaxing holiday where you could enjoy a slightly belated New Year’s atmosphere.

    At Kaifutei, we fully enjoyed the New Year atmosphere even after the first three days of January. The entrance to our room was adorned with New Year decorations to warmly welcome us. Dinner featured a special New Year-themed menu, allowing us to savor dishes that were even more delicious than usual. The next morning's breakfast included traditional Nanakusa-gayu (seven-herb rice porridge), which added a festive touch and left us deeply impressed. Every dish was thoughtfully prepared and absolutely delightful, making us want to return again. Thank you very much!

    Enjoy a One-of-a-Kind View

    The view from the oceanfront room with floor-to-ceiling glass windows was truly breathtaking and unique. While oceanfront rooms are not uncommon, rooms with such expansive glass walls are rare. Additionally, the shimmering reflections from the water feature on the high dome-shaped ceiling were mesmerizing. However, some aspects of the service fell short of expectations for a hotel in this price range and category of small luxury hotels. The timing of dinner service and pairing drinks on the second night differed noticeably compared to the first night, which was slightly disappointing. Furthermore, we were unable to choose a water balcony seating for breakfast as initially explained during Check Reservation, leaving us feeling misled.

    A charming and relaxing accommodation!

    The staff's thoughtfulness made for a wonderful stay. It's perfect for those who want to relax in peace and quiet. The food was served warm and tasted delicious. One personal note: the seasoning felt saltier than before, especially in the hot pot, miso soup, and breakfast dishes with sauce.     Healing Journey

    I decided to stay here to relax alone as I was busy and tired every day. I was surprised that the Shuttle Service was by taxi, and the staff were very kind and attentive. The meals were delicious, the view from the Room was amazing, and I could enjoy the Onsen alone at my own pace, which was very soothing. Next time, I would like to visit with my husband.

    For a relaxing stay for two.

    Dinner on the water balcony was very beautiful. It would have been even better if there was one standout dish. Breakfast was served in the Room, and the rice cooked in a clay pot was delicious. The open-air bath in the Room could be used multiple times and was very enjoyable. The private bath also had drinks available, which was nice. Next time, I’d like to stay on a day when fireworks are displayed. Thank you very much!

    The view is great, but...

    The view from the room, as expected of a former guesthouse, is stunning. The building, designed by Kengo Kuma, has both its merits and flaws. The glass structure lacks proper insulation, making it unsuitable for visits during peak summer or winter. There is no elevator, and you must use stairs to access the Onsen. While the meals are delicious, the portions are excessive and do not align with health-conscious or eco-friendly preferences. The restaurant offers private seating; however, staff frequently interrupt with conversations that disrupt the relaxing atmosphere. It becomes tiring to feel obligated to engage in polite conversation. The Onsen operates on a time-reservation system. Once during a thunderstorm incident, the Onsen turned into a cold bath due to lightning damage. Despite prior complaints from earlier guests about this issue, we were not informed and ended up using it as-is—resulting in poor health afterward—with no apology from staff members involved. The response from young female staff was particularly disappointing. Eventually, partial compensation was provided but only two months later. While IKYU.com’s prepayment system offers high point rates for earning points, it can be problematic when dealing with accommodations like this one. Unless there are changes in staffing or more flexible meal options introduced—and even if visiting during favorable seasons—I do not plan on returning here again.

    Inspiring

    From the day of arrival, we were blessed with great weather. The view from the Room, the spacious private bath, the high quality of both breakfast and dinner, and the excellent hospitality from the staff made this Hotel No.1 among all we have stayed at so far. If I may suggest one improvement, having an elevator would be helpful for elderly guests to move around comfortably.

    Stay at Seiba. The view from the fully glassed ocean-facing side is stunning. Although it was cloudy, if it had been sunny, the brightness might have required closing the curtains—it was just right with the clouds. You can also enjoy the view from the private room bath. It’s an undeniably spectacular room, but there were some leaks in certain areas. Repairing these leaks seems essential to preserve Kengo Kuma's architectural design. The white pajamas provided in the room had a damp smell that was unpleasant. Meals were served on a water balcony adjacent to the room. The ingredients were excellent, and both seasoning and flavor matched my preferences, making for a delicious and wonderful experience. However, I was disappointed when non-alcoholic drinks ordered during meals were served directly in bottles; serving them in beautiful glasses would have elevated even sparkling apple juice. The onsen is available for private use—50 minutes per session per group, once on arrival day and once on the following day (a total of two sessions). If you use the sauna, 50 minutes feels rushed; as this accommodation only hosts four groups per day, perhaps they could extend sessions to around 70 minutes at least for arrival days? The changing area was clean with chilled drinks provided—a nice touch—but there were greenish spots near washing areas inside the bath that suggested slight cleaning issues. Overall, it was a highly satisfying stay! If you want to fully enjoy ocean views, I recommend booking Seiba's rooms.

    The room, Onsen, and meals are perfect.

    The Room was very spacious, clean, and excellent. The private open-air bath in the guest room had a great view and was very relaxing. We were delighted to have both breakfast and dinner on the water balcony by chance. The meals were also very delicious. The two female staff members who guided us upon arrival and served us during dinner, as well as the male staff member at the lobby, were all very polite, friendly, and provided excellent service that made our stay comfortable. However, there was one disappointing point: the female staff member who handled breakfast, final billing, and our send-off (I don’t know her name but she had her hair tied back completely including her bangs) lacked friendliness. Even though she must have heard my mother and I talking about taking a photo outside before leaving, she proceeded to guide us directly into the taxi without acknowledging it. When we asked for a photo afterward, her attitude felt indifferent; honestly speaking, it left a bad impression at such an important moment of departure. It felt like we were being rushed out. For a luxury Ryokan like this one, I would expect impeccable customer service throughout every interaction. Unfortunately, this last experience left me feeling upset as we departed with unpleasant memories of our stay—especially since it was my mother’s birthday celebration. While the Ryokan itself is wonderful overall due to its facilities and other staff members’ hospitality efforts—this single negative encounter has led me to decide not to return again in future stays here despite its merits otherwise being commendable overall!

    Thoughtful attention to detail despite its small size

    The manager's response was excellent. The neighboring table was noisy, but indeed... The main meat dish was too small. The shared bath? It would be nice if it could be used at more flexible times. The entrance to the accommodation is hard to find and steep, which is scary by car. Both the building and the view are beautiful, and the service is attentive. I would love to visit this accommodation again!

    It became a memorable birthday celebration!

    My previous stay was so satisfying that I immediately made a reservation for my birthday. Although it was a different room from last time, I was deeply moved to find an anniversary plate and wine waiting when I opened the door. The staff greeted me warmly with smiles and a heartfelt "Welcome back," which truly healed me. The reserved private bath was as spacious and clean as ever, allowing me to relax luxuriously. Dinner in May had completely changed, and the chimaki was especially delicious. I chose the wagyu aromatic hot pot, and the soup was so incredibly tasty that I got absorbed in eating and forgot to take photos! I had the chance to meet the head chef, hear some stories, and it turned into a delightful birthday celebration. Breakfast was just as visually appealing and delicious as last time—absolutely wonderful! While browsing souvenirs after breakfast, I noticed that the glass speaker from my room was displayed in the lobby—it’s available for purchase! It rained on our departure day, but thank you to the staff who held umbrellas for us so we wouldn’t get wet during our send-off. From start to finish, this accommodation truly embodied "hospitality." Staying here on my birthday became such a memorable experience. Next time, I'll visit for my husband's birthday. Thank you very much for everything!

    We had an extraordinary experience.

    A drive trip to the Izu Peninsula usually meant passing through Atami and heading to East or West Izu. However, with Atami's rising popularity in recent years and its convenient proximity, we decided to stay in Atami for the first time as a couple. We chose Kaihourou because of its excellent reviews on IKYU.com and its concept as a small luxury resort with only four rooms, offering a more tranquil atmosphere compared to large ryokans. Since this accommodation was more high-class than our usual stays, we were slightly concerned that overly formal service might make us feel tense. However, the female manager who attended us provided exceptional service—her soft tone struck the perfect balance between formality and friendliness, allowing us to relax immediately. The facility features extensive use of glass in areas like the entrance, staircase, and water balcony. The large fixed windows in both the lobby lounge and rooms created an open feeling that transported us into an extraordinary space. In our room was a unique glass speaker resembling a large transparent vase; placing your smartphone inside it transformed ordinary sound into an entirely different acoustic experience—a delightful surprise! Both dinner and breakfast were Japanese-style meals served in a dining area where each table was separated by curtains on three sides for privacy while enjoying views outside without concern for others around you. While not overflowing with luxurious ingredients, every dish was incredibly delicious. A few minor points: The toilet’s automatic lid opened when entering but closed again before sitting down if there was any delay—adjusting this feature or turning it off might be better. The en-suite bath had ample space with a layout featuring a hinoki wood tub on one side and an independent shower booth on the other next to the sink area at center-front upon entry. Although there was a larger bath mat near the hinoki tub area, having another smaller mat outside of the shower booth door would have been helpful—we ended up wetting part of the floor after using it without realizing if towels provided could double as mats. Overall though—it felt like staying at an exclusive luxury hotel where we could fully immerse ourselves in extraordinary moments away from daily life. Special thanks go out especially towards their attentive manager whose hospitality made everything even more enjoyable!

    Very satisfied with the long-awaited stay!!

    Finally, I was able to stay at the long-awaited Accommodation Kaihouro. Unlike Kengo Kuma's iconic wooden architectural designs, this building featured stunning glass, water, and concrete elements. It harmonized beautifully with nature. We were fortunate to enjoy both dinner and breakfast on the Water Balcony, which was incredibly satisfying. In the evening, we had a delightful time chatting with the butler over wine at the Bar Lounge—my husband especially enjoyed it. The meals on the Water Balcony were visually stunning and thoughtfully prepared. The sous-chef is apparently a woman, which added a delicate touch to everything. Even my husband, who usually doesn't eat much, ate plenty this time! The staff's conversations made our mealtime even more enjoyable—it felt like time flew by. The private bath was very spacious and included a sauna; it felt luxurious for just two people to use it together. The drinks in the refrigerator—especially the bottled coffee milk—were delicious! With only four rooms available in total, we could relax without encountering anyone else during our stay. We’ve already secured our next reservation! Thank you so much to all of your wonderful staff members for their attentive service right up until seeing us off at departure. We’re looking forward to staying in another room next time!

    The Onsen is a cold bath. What is the purpose of an Onsen Ryokan?

    The onsen is available for 50 minutes each on the arrival and departure days, but when I used it on the night of my arrival, it was like a lukewarm water bath. I soaked briefly but felt cold and almost caught a cold, so I quickly went to the sauna. After warming up, I called for assistance. It took about 20 minutes to get a callback regarding the onsen temperature. Shockingly, they found that the water temperature was only 35°C! Moreover, they said there was no staff available to adjust the temperature and offered an alternative: driving me to another facility in their group for just 30 minutes of bathing—a terrible solution. Already chilled from soaking in lukewarm water, going outside again would only make things worse. An accommodation with an onsen should at least manage its water temperature properly; otherwise, guests might fall ill. It’s unacceptable that there’s only one onsen available and it wasn’t usable during my stay—it ruined my experience entirely. The meals were delicious, which made this all the more disappointing. Additionally, there are no elevators—only stairs—so it’s not suitable for elderly guests. The building designed by Kengo Kuma has glass walls with poor insulation as well. Perhaps its only redeeming feature is the view. Overall, this experience was truly unpleasant and disappointing.

    Could not find elements encouraging a revisit.

    Private accommodation, 306th discovery. Shuttle service available from Atami Station. Originally designed by Kengo Kuma as a corporate guesthouse, it was later converted into an accommodation with minimal structural changes. This explained many mysteries about the place. I had previously stayed at its sister accommodations, Fufu Atami and Suishoen, several times long ago. The water balcony and the art of water and glass were stunningly beautiful. While worth a visit, I felt that those who love this place might be captivated by its unique atmosphere as I took photos to my satisfaction. 〇 Room As I cannot sleep in the same room with others, the suite here felt too small in layout for me to visit with my husband or friends. The Japanese-style room "Souwa" had some concerns like scratches on the hallway floor and dust on thresholds. While the arched ceiling and color tones were calming, it felt overly unified in plain brown tones—adding playful touches like cushions could enhance it. Unlike typical Japanese-style rooms in other accommodations, there were no fresh flowers for decoration, making it feel somewhat bleak. The refrigerator offered free items except for champagne; amenities by Sisley had a strong fragrance that wasn’t to my taste but may appeal to others. Like "Shouzan," another Western-style room here, the bath was not Onsen-fed but spacious futons (not single-sized) were comfortable. 〇 Onsen Not a natural free-flowing hot spring but rather a circulation filtration system with only one bathing area available twice daily (morning/evening). It’s challenging to secure preferred time slots—less ideal for Onsen enthusiasts despite being spacious indoors without open-air baths or scenic views; however equipped with sauna facilities instead! Complimentary beer/coffee milk post-bath added value though transport arranged allowed access towards Fufu Atami’s large public bathhouse featuring newly renovated saunas enjoyed privately during usage. 〇 Dining Curtains hung from ceilings due COVID-19 measures created enclosed dining spaces lacking openness yet provided privacy avoiding direct eye contact between guests seated separately within dim-lit ambiance where high-back chairs offered comfort overall meal experience shared across four identical courses amongst diners seemed underwhelming given pricing tier associated specifically compared against expectations surrounding “Seiha” menu offerings quality quantity remained average relative class-level inconsistencies seasoning noticeable throughout dishes although certain elements stood out positively such broth preparation vegetable blanching sesame flavor depth evident enhancing enjoyment portions consumed breakfast clam miso soup overly salty difficult finishing entirely despite effort invested young chef displayed promising potential future culinary growth trajectory reflecting dedication passion evident interactions observed therein

    The view is amazing.

    The view is beautiful. Upgrading to a suite and having breakfast in the glass-walled area would make for a memorable experience. The glass-focused architecture is stunning, but there were moss-like things in the water, which could have been cleaner for an even better impression. It's worth visiting at least once. The food was delicious overall, though the rice cooked in the clay pot for breakfast wasn't as good as expected. Dinner was absolutely fantastic! I would visit again if I have another chance.

    Honest Impressions of Staying in a Luxury Suite

    As an IKYU.com Diamond Member, I stayed in a luxury suite and paid a considerable amount for the accommodation. However, in terms of service, I cannot say that the cost was justified. While the beauty of the room and architecture was impressive, there were several concerns regarding service, meals, and overall responsiveness during our stay. Based on photos of the cuisine and other reviews, my expectations were high; however, unfortunately, they were not met. Here are my honest thoughts about our experience: We stayed in a luxury suite but had dinner served in our room because the balcony dining option was limited to one group only. Additionally, we requested dinner to start at 6:30 PM as we found the suggested time too late; however, it did not begin at our preferred time. After waiting for quite some time for even the first dish to be served—and hearing other guests being attended to more promptly—it left us feeling somewhat disappointed. While I understand that there is only one special seating area available on-site at this price range, perhaps offering staggered times (e.g., 5 PM and 7:30 PM) could allow two groups per day to enjoy this feature with better planning efforts from management. There were also other instances where I felt that services did not match their pricing level—most notably with regard to private bath reservations.
